2. State hunting or farming
Growing an existing portfolio and opening a cold territory are two different jobs. Offers target one or the other: say clearly where you excel.
3. The CRM is a knockout keyword
Many ATS filter on Salesforce or HubSpot. If you use them, write them explicitly in your skills.
